Practical Experience
Personally oversaw complete renovations of residential properties for investors and personal use of SFRs ranging in size from 900-9,000 sqft for an approximate 5 years of accumulated experience from 1984-2013. Additionally, acted as a builder’s sales representative and sales manager for two years between 1983-1984. My considerable experience in construction helps me understand real estate in a manner not possible for most appraisers. What that means
The appraisal world has over 100 forms. However, most appraisers think that the profession’s most common form, the 1004, is always the right form. It is not, and especially it is not if you are visiting this webpage. I will use the correct form, which is especially critical if you are dealing with government required appraisals. In many instances a cost savings possibility is no form, instead using a restricted narrative. No matter how the information is presented you can be assured that that you will be able to use the information to your benefit.
I will make sure to provide you with a report written in English, not Appraisal. Like any specialized industry, the appraisal industry has many technical terms. If you are in front of your doctor with a throbbing headache and feeling nauseous, it is accurate, but meaningless to hear you have veisalgia. More useful would be knowing that what you have is not serious, but rather, only a hangover. Similarly, you want a report that doesn’t give you a headache trying to read it.
My promise is that your report, while using appropriate appraisal jargon, will include translations that make special terms easy to read. Of course, if you are a professional, looking for an expert opinion, the report will be written to the professional level that assures you of the best possibility of success for your situation, whether that it is litigation, negotiation or simply peace of mind.
Though your appraisal report will be well-written and comprehensible it will not be simple. Critical objective adjustments will not be estimated based on “my years of experience”, but whenever possible, will be developed using data obtained from your area then probed using linear and multiple regression analysis (complex math) and/or mean paired sales analysis. This additional work will allow for accurate value analysis and assure you of a quality report. And only a quality report will provide you with an accurate reliable value. Remember, an avoidable mistake of only 1% in the Southern California market, often can mean at least $5,000 in value difference. Who wants to lose that kind of change?
